Every 2BHK deserves great design.

Architecture-led interior consultancy from Ar. Sidhant Jagirdar, starting at just ₹759. Plan first, build once, and stop paying for other people's guesses.

10+ years in practice 200+ homes designed Architect-led, not carpenter-led

The expensive misunderstanding

Most 2BHK owners don't overspend on materials.
They overspend on rework.

Four beliefs cost Indian homeowners more money than any material choice ever will. Every one of them sounds like common sense.

“Architects are expensive.”

A planning consultation costs ₹759. One avoided layout change on site costs more than that — usually many times more.

“Interior design is a luxury.”

Design is what decides whether ₹10 lakhs buys a home that works. The spending happens either way — planning decides what you get for it.

“The contractor knows everything.”

Contractors build what they are given. Handed no drawings, they build what is quickest, and the compromises land in your home permanently.

“Our carpenter can design it.”

A carpenter designs in plywood, because that is the tool. Lighting, circulation and electrical planning are never part of that conversation.

What skipping the plan actually costs

Wall unit rebuilt after the sofa did not fit ₹45,000
Wiring re-chased for missed electrical points ₹28,000
Wardrobe internals redone for actual storage ₹52,000
Furniture bought before measurements, resold ₹38,000
Three weeks of site delay and rent overlap ₹30,000
Typical avoidable spend ₹1.93 L

Illustrative figures from common 2BHK rework patterns. A ₹759 planning consultation is 0.5% of that number.

Why 2BHK is a different problem

In 800 square feet, every inch is a decision.

A villa forgives mistakes because there is room to absorb them. A 2BHK does not. Tap any point on the plan to see what we look at first.

Furnished 2BHK floor plan showing two bedrooms, a kitchen with utility, a combined living and dining space, two toilets and a balcony

Bedroom 1 — the wardrobe wall decides everything

In a 2BHK the master bedroom rarely has a spare wall. Put the wardrobe on the wrong one and the bed blocks a window, the door swing, or both. We fix this wall first.

Kitchen — a working triangle in 45 sq.ft.

Sink, hob and fridge need to sit within a few steps of each other. Most builder kitchens hand you a straight run; we usually recover a full counter by turning it into an L.

Living & dining — one room doing three jobs

Seating, dining and circulation share a single space. Every extra inch of TV unit is an inch taken off the walkway, so we plan the path through the room before the furniture in it.

Balcony — your only expansion room

The balcony is the cheapest square footage you own. Utility, a reading corner or overflow storage — decided early, it stops the flat feeling full.

Bedroom 2 — study, nursery or guest room

This room changes role every few years. We plan it so a desk can become a cot and later a bed, without new carpentry each time.

Furniture placement

Every piece sized to the room before anything is bought.

Kitchen workflow

Sink, hob and fridge in a triangle you can actually cook in.

Storage planning

Counted against what you own, not a standard drawing.

Electrical points

Fixed before wiring, so no extension cords later.

Lighting layout

Ambient, task and accent planned as three separate layers.

Walking circulation

Clear paths through a compact plan — the test most 2BHKs fail.

Meet the architect

Ar. Sidhant Jagirdar

An architect who chose to specialise in the homes most architects ignore.

Sidhant trained as an architect and spent a decade watching the same thing happen in city after city: families buying a 2BHK — the most common home in India — and being told that professional design was for someone with a bigger house.

So they hired a contractor, showed him a Pinterest board, and paid for the difference between the two. Spur Homes exists to close that gap: the same architectural rigour applied to a 780 sq.ft. flat, at a price a first-time homeowner can actually say yes to.

Architect vs contractor vs carpenter

All three build. Only one of them plans.

This is not an argument against contractors and carpenters — you need both. It is about who is responsible for the decisions made before they arrive.

What an architect-led studio, a contractor and a carpenter each take responsibility for.
